Our Commercial Methods

CRAC owns and manages a diverse portfolio of properties in Coen, leasing them to various organisations and government departments, with all property-related expenses such as rates, insurance, and maintenance handled internally.

Commercial Offices

CRAC has consistently achieved over 90% leasing occupancy for six years, successfully managing properties and tenancies, thereby solidifying its financial base for future business development strategies.

Government and health

CRAC maintains robust commercial tenancy arrangements with key governmental and health organisations, manages a variety of residential properties, and operates a Centrelink sub-agency.

Property Management

The property management is a fluid process as CRAC senior staff visually site and/or physically visit the properties each day. A local tradesman is engaged regularly to maintain good working order of the properties for issues such as repairs to doors, locks, windows and basic water works. A thorough property check is performed annually by the local tradesman to ensure any larger tasks and structural issues are noted and scheduled works are undertaken as necessary.

Commercial Offices

CRAC has maintained a +90% leasing occupancy for over six years and has the organisational capacity to perform property management, tenancy management and financial administrative functions. This has become a positive business for CRAC and will underpin the next stage of CRAC’s business development strategy.

Our properties

CRAC owns a small complex of dwellings which includes 2 x 2 bedroom self-contained units. One is permanently rented out with a long term lease and the second is set aside fro the current CRAC General Manager.

CRAC owns a duplex which has one large fully furnished 2 bedroom house and a small fully furnished self-contained 1 bedroom unit. These are rented on as as needs basis to fly in-fly out workers at commercial day/night rates.

CRAC is contracted to deliver servcoe for Department of Human Services (Services Australia) Centrelink sub-agency at Coen.
